The proposed housing is formed within 3 clusters on the site. The two northern clusters will be accessed from Maidstone Road and the southern cluster via Tatchell Drive. In addition a pedestrian/ cyclist and secondary access is to be formed to Ruglys Way as well as a pedestrian and cycle access to Ellen Close. A new adopted footway along the front of the site will allow the residents in the development, and those in existing houses to the north, to easily reach the existing pedestrian crossing point on Maidstone Road and onwards towards the High Street and Station Road.
Charing Train Station is within 10 minutes walking distance of the site

There are bus routes through the village with the nearest route being on the adjacent A20. This links between Maidstone & Ashford. There is also a train station serving the village situated just south of the site.

The houses in the development have been carefully designed to ensure a high quality that is respectful to the local area and in accordance with the Charing Parish Design Statement
The countryside edge character area has been addressed by positioning very low density, larger houses with big gardens to the interface of the existing countryside edge. This will visually create a loose form of development which softens the built form, allowing for improved areas of landscaping, integrating the development with the countryside beyond.
The village edge character area includes the development to the central and eastern parts of the site. This area is defined by a 'rural village character' with low density housing, informality of the streets and building frontages. Generous front and rear gardens provide a strong landscape setting.

The development is set back from Maidstone Road, to maintain a landscape character to the street and 'green' gateway into Charing. This has also been achieved by the retention and reinforcement of tree belts to the Maidstone Road boundary.

This is combined with the proposed large, expansive meadow grass area along the existing ditch, which will complement the existing boundary and enhance the biodiversity.

The roads on the scheme have been designed with appropriate bends and junctions to ensure that excessive speed is hard to achieve.
There are a variety of car parking solutions across the site with on plot, private courts frontage and communal parking courts. The aim has been to keep the street scene with the village character and not dominated by the car parking.
