The masterplan proposals for the site have built on the initial concept to deliver a sustainable community of 263 private homes, 31 affordable bungalows and houses and a 14 unit Supported Housing Unit.

The key design and development requirements for the site have been met to include: A range of two, three and four bedroom family homes; 31 new affordable homes will be provided (21 bungalows and 10 two bed houses); A 14 apartment supported housing unit has been provided in the first phase of the development; An apartment block of three storeys has been provided at the Sunnyway/Blakelaw Road Junction to provide a strong corner development.

The site layout has been fully integrated into the surroundings having due regard to the council’s minimum privacy distance standards. All parking is provided in curtilage and good sized front and rear gardens are provided. The layout retains as many of the identified trees as possible. As part of the landscape proposals the open space to the north of the site has been retained to provide linkage to Blakelaw Park. An east/west pedestrian access will connect through the site providing an alternative route to the park.

An Interim Travel Plan has been produced for the proposals, in which it is stated that "Barratt Homes are committed to the principles of sustainable development, and seek to influence the travel choices of residents on site with the implementation of a Full TP. This Interim TP sets out the principles and range of measures which are likely to form part of the final plan. In accordance with local and national policies to protect and enhance the environment, and to encourage sustainable development and travel patterns, the report reviews the current situation in the vicinity of the development site and proposes measures to encourage accessibility via a choice of transport modes."

While the proposed open spaces will be simple and informal, they are proposed to include additional enhancements such as footpath routes. Subtle features such as gentle earth mounding, timber post and log features and natural stone boulders set into soft landscape areas will be included to provide opportunities for natural play and imaginative play.
