The former Lambton Cokeworks site lies approximately six miles southeast of Sunderland, and covers 65 hectares between Shiney Row, Fencehouses and Bournmoor. The site was derelict and severely contaminated following the closure of the Cokeworks. The site formed part of English Partnership's National Coalfield Regeneration Programme and as such English Partnerships commissioned an extensive programme of reclamation and landscaping works, together with an initial Masterplan for a 60-hectare country park and 12-hectare residential development. Outline Planning Approval was granted in June 2006. English Partnerships invited tenders from developers to carry out the regeneration of the site in accordance with the Masterplan, and Barratt Developments PLC was awarded the tender in 2008. IDPartnership had worked on the tender submission, and were subsequently appointed as Architects to take the scheme forward. The Housing and Communities Agency (HCA) worked closely with the developer, the design team, and the Local Planning Authority during the development of the design proposals.

Planning permission to build 359 dwellings within the context of the Country Park was granted in 2010. David Wilson Homes NE started work on site in 2011, the development of the Country Park already being well advanced at this point.
