Masterplan with design code principles
The main access will be from the High Street (formerly the main HGV access). Two further accesses will be provided from Bruce Road and Ladysmith Road. A third vehicular access from Whitefriars Avenue will lead to the car park for the office building only. Pedestrian and cycle routes will be provided from Whitefriars Avenue, creating a link across the site and into the High Street. Compared with its former use, there will be a lower level of traffic generation during peak times with this scheme.
Where multi modal link is not possible a pedestrian /cycle link is created at the Winsor and Newton building for direct link to Whitefriars Avenue.
Every opportunity for connections is utilised
Shared use surface provides opportunities for integrated movement.
The development offers use of City Car Club and there is a parking space with a charging point.
Affordable units are identical to private and all units are well mixed .
The affordable units are pepperpotted around the scheme and the developemnt is tenure blind.
The principle for landscaping is to combine soft in hard with formal geometry following desire lines, employing vertical 'urban' planting .
While keeping the existing trees , plenty of additional trees are planted to soften the impact of hard 'urban' streetscape.
The intent for grounds cape is highest quality pervious that will assist in creating an attractive backdrop for the social interaction of residents.
While most of the site was originally hardstanding and factory blocks, every effort was mad to incorporate a cluster of trees along the Whitefriar's Avenue .

The retained Winsor and Newton Building is the main focal building at the focal square. The massing and arrangement of other buildings creates additional focal points, thresholds and gateways.
Visual stop ends at the end of every vista.
Pinch points and right angles at every junction intend to slow traffic down.

Streets are enclosed by active frontages with front doors and plenty of windows. To create well animated ground floor levels it was decided not to introduce integral parking to avoid blank elevations.
All parking is in public realm. There are no garages , parking courts or underground parking.
All parking in the scheme is on street, following the traditional parking arrangement of the surrounding Victorian Streets. Parking is defined by planting, surface treatment and street furniture.
The focal square located at the centre of the scheme is well enclosed and will provide additional opportunities for play and recreation.
All public spaces are well overlooked from the active frontages of buildings and all private spaces are well enclosed. All houses have private gardens and apartment blocks have shared gardens, private balconies and roof terraces for amenity.
