From the northern boundary of the Buckhurst Park masterplan and of particular benefit to the Montague Park phase, an existing bus route operates along London Road linking Wokingham with Bracknell and Reading.
On completion of the masterplan, a brand new bus service will operate within the site along Buckhurst Boulevard and the relief Road towards Wokingham and Bracknell town centres with stops at their respective train stations.
Links to public transport
An existing bus route (190) operates along London Road linking Wokingham with Bracknell and Reading. This route provides a daytime public transport option from the northern section of this site.
In addition, two stages of bus service provision are proposed for Buckhurst Park:
• a temporary bus service to operate before Buckhurst Boulevard and the relief road is connected to the A321;
• a full bus service to operate once Buckhurst Boulevard and the relief road has been connected through to the A321.
Travel practices include public transport, car shares, cycling & walking routes
A Residential Travel Plan Framework is set out in the Transport Assessment. This Plan sets out opportunities for sustainable travel and reducing the number of single car occupancy trips. The Plan will provide information on potential car sharers, measures to encourage
public transport, cycling and walking modes and also for ways to reduce the need to travel at all. It will also include the appointment of a Travel Plan co-ordinator.
Tenure layout
Affordable housing will be provided at a rate of 35% of the total dwellings. This percentage will include any special needs housing requirement.
The tenure mix will be 70% social rented and 30% shared ownership. A range of different housing sizes and types will be provided across all tenures. The affordable housing will be clustered in small groups spread throughout the site in order to be fully integrated with the
market housing.

Exisiting buildings
The 11.32 ha masterplan site comprises agricultural fields, trees and hedgerows and a seasonal watercourse and pond. Therefore no structures are available to retain.

Street Typologies and Circulation
The masterplan is structured around a simple hierarchy of street typologies:
• Primary street (Relief Road)
• Secondary streets
• Tertiary streets
• Mews lanes
This structure is based around the relief road creating a primary spine running through the development, into which the secondary and tertiary streets connect, to provide a continuous network of interconnected streets. The hierarchy extends from streets associated
with through movement to the quieter residential streets and mews.
