Masterplan
The scheme integrates well into its woodland setting. The development has an active street frontage to the parkland, roads and footways through the site. The scheme respects the historic parkland setting and retains several key buildings and reinforces the existing streetscape where possible with key new buildings, whilst respecting the existing trees and landscaping.
The site constitutes the western half of a larger site. The eastern half of the scheme is to be developed by another housebuilder which includes the renovation of one building.

The plan outlines key movements through and out of the site for pedestrians. Historic movement lines have been indicated.
The development is located close to a vibrant community offering a full range of services. An existing pedestrian and cycle path runs adjacent to the western site boundary, this route links Towers Avenue with Jesmond Dene Road. It is therefore assumed that a cycle route through the site would not benefit the surrounding area.
Permeable routes into the development encourage walking
A pedestrian and cycle link to Towers Avenue is proposed as well as retaining the existing footpath/cycle route adjacent to the junction with Jesmond Dene Road.
The site has been identified as being capable of sustaining a pocket of privately owned high value executive dwellings comprising a range of house types to suit various family sizes. As such it is considered that the development does offer a mix of housing types and tenure that suit local requirements. The City Council agreed that the requirement to provide affordable housing would be waived, at the restoration of Jesmond Towers was seen as a priority, and the associated costs involved with this would be high.

The onsite soft landscaping reflects this and provides a central open space to the centre of the development. All of the new buildings have been designed to reflect the historic character and maximise the natural light and views out ofver the existing landscaping.
