The entrance of the scheme is located on Ravenstone road.

Vehicular moment
There will primary access roads with dedicated footways alongside and footpaths separated where possible and included within the green infrastructure. Connections will be made with the existing Public Footpath which runs north/south along the east boundary of the Site from Flats Close to Blackberry Lane.

Proximity to public transport
Bus services 15 and 159 connect Ibstock centre with Coalville centre. Bus stops are located within some 1.5km walking distance to the south of the Site as shown on the Local Facilities Plan.
Landscape plan
The conceptual masterplan will deliver a sensitive and appropriate design response to ensure the development relates to, and enhances, this north edge of Ibstock. This is achieved by retaining and improving the structure of Ravenstone Road hedgerow with new planting where required and introducing a landscape area with native tree planting to the north.
Car parking layout
Due to the relatively low density of the site, car parking will generally be provided on plot to avoid the use of larger parking courts. Parking areas will also be provided in accordance with relevant local design standards and advice contained within Manual for Streets. We therefore believe the building layout will take priority over the roads and car parking, so that highways do not dominate.

To the south of the Site is a mainly residential area comprising housing of different periods. Chandlers Croft and Flats Close adjoining the south boundary of the Site and comprise a more recent housing development of detached and attached 2 and 3 storey houses.

Constraints and Opportunities plan
The site is located at an edge of settlement location in the open countryside. It is visible from the open countryside to the north and east of the site. Development at the site is sympathetic to the sites visual context and the existing planting and vegetation are retained and enhanced in order to minimise the visual impact on the surrounding context.
